The 12x16 hits the sweet spot between big enough to be genuinely useful and small enough to build in a few weekends without professional help. This complete plan package includes the foundation layout, framing, roofing, siding, and door installation โ everything from bare ground to finished shed.

Step 1: Foundation Options
Skid foundation (easiest): Three 4x6 pressure-treated skids laid on a gravel bed. No concrete, fully moveable, permitted in most areas. Best for flat ground.
Concrete piers (most common): 12" diameter concrete piers at each corner and midspan. Keeps the shed off the ground, excellent moisture protection, very stable.
Full concrete slab (most permanent): 4" reinforced concrete โ required if you plan to run vehicles in and out or install a heavy workbench.
Step 2: Floor & Wall Framing
For a 12x16 shed on a skid foundation:
- Frame the floor first: 2x6 joists at 16" on center across the three skids
- Cover with 3/4" tongue-and-groove plywood โ glue and screw every sheet
- Frame four walls flat on the floor, then tilt up and brace
- Standard 16" OC stud spacing; 24" OC works fine for a non-living structure
- Double up headers over all door and window openings
Step 3: Roof Framing & Shingles
A 6/12 pitch gable roof is the standard for this size. At a 6/12 pitch, you get excellent water runoff and enough attic space for overhead storage via a loft if desired.
- 2x6 rafters at 24" OC is standard โ 2x4 at 16" OC also works for smaller spans
- 7/16" OSB roof sheathing over the rafters
- 15# or 30# roofing felt underlayment
- Architectural shingles (30-year rating minimum)
